
These apartments are located in any of the beach resorts on the Bulgarian Black Sea coast. The construction of beach apartments during the recent years has become very intensive and today, the biggest number of newly built apartments are located in the beach resorts of Bulgaria. This is easy to explain, due mainly to the fact that beach holidays are the most popular type of holiday worldwide. They are also Bulgaria's most developed type of tourism. Bulgaria has huge natural resources for expanding this tourism, with its warm and clean Black Sea, long and wide sandy beaches, beautiful weather and friendly people.
The construction of new holiday apartments and private gated complexes during the last 3 years coincided with the development of the infrastructure and new tourist facilities along the coast. The old beach resorts were modernised and today Bulgaria is successfully competing with other popular destinations, such as Spain, Turkey, Croatia and Greece.
The biggest advantage for visitors to our resorts is the great value for money, as signified by the constantly increasing number of tourists (approx. 20 % increase for year 2005). The demand for quality accommodation is also increasing, so all investors interested in renting their beach properties can expect to be rewarded with a higher rental income.
The biggest and most popular beach resort in Bulgaria is Sunny Beach, followed by Varna and Golden Sands. Some of the smaller, but fast developing resorts are Kavarna, Sveti Vlas and Ravda.
Sunny Beach and Varna have the most developed property market (high supply and demand) and the biggest number of newly built apartments.

It is important for all buyers interested in investing in beach apartments to know the following important facts before making a decision to purchase:
- Seasons: The active tourist season lasts from the 1st June to the 30th of September, or 4 months. The peak season is from the 1st until the 30th of August. During the rest of the year it is most likely that your beach apartment will stay unoccupied.
- Type of letting: Mostly short-term (1-14 nights). The majority of your guests will be holiday makers. However, if you are ready to negotiate a lower price we are able to find long-term tenants (up to 5 months) per year, who are working in the resorts during the season (resort reps, representatives of travel companies/tour operators, supporting personnel, etc.).
- Location: In order to maximise your rental income and capital growth we would recommend buying a property in or around the popular resorts Sunny Beach and Varna or the ones offering great value such as Kavarna and Ravda.
- Nationality of the tourists: Renting a private holiday apartment is a relatively new product which is popular mostly among the British tourists. It is most likely that your beach apartment will be occupied by tourists from this country. This type of accommodation is also well accepted by Russian and Bulgarian holiday makers.
- Standard of furnishing: The apartments should be completely furnished and supplied with cooking facilities, utensils, bedding, linen, towels, TV, etc. The British tour operators normally require each apartment to have a “welcome package” (milk, bread, butter, instant coffee, tea). Please note: We will only accept fully furnished and fitted apartments for management, according to our list of necessary items.
- On-site facilities: Having certain facilities in your complex or features in your property will make it more attractive to prospective tenants/tourists and respectively your rental income will grow. These are: Sea view; Central location; Swimming pool; Security; Reception desk; Convenient transportation; Internet connection in the apartment.
- Running costs: Usually all running costs for the apartment are covered by the apartment owner. Bills for electricity, water and cable TV are paid by the apartment owner too. Due to the fact that the active season is during the hot summer months the running costs will be relatively small (no heating needed).
