It is typical for the rental market in the cities, that both long-term and short-term rentals are popular. The high number of successful businesses, local branches of international companies and organisations all require luxury properties for their employees coming from abroad. Being also major administrative and tourist centres, Sofia and Varna are visited by hundreds of thousands of tourists every year, who all require short-term accommodation. Property owners who look forward to renting out their city residential properties can expect a stable rental income, but higher operational costs. This is due to the higher living standards in Sofia and Varna, more expensive services, bigger distances and higher transportation costs, much higher local taxes. It is also typical that there are almost no apartment developments purposely built for letting, and usually all apartments offered for sale are in residential blocks where your apartment may be the only one offered for rental. The most sought-after areas for letting in Sofia and Varna are the central parts or the most reputable residential quarters. However the number of newly built modern apartments in these areas is very limited due to the lack of available plots for building. Most of the centrally located apartments offered for sale are in old buildings. Quite often these properties are in bad condition and require serious investment for improvement and refurbishment. Buying a city apartment is certainly a great investment, but you should be prepared to spend more money, due to the higher prices and higher operational costs. We highly recommend buying a newly built property to avoid additional expenses for refurbishment or modernisation.

- Seasons: The season factor is not so typical for the letting of city properties. There is slightly higher occupation during the summer and autumn (July - October), but generally the rental market is stable throughout the whole year.
- Type of letting: Both long-term and short-term.
- Recommended locations: The most sought-after areas for rental are the city centre and the good residential areas near the centre or near parks.
- Nationality of the tourists: Local people and foreigners working in the cities are renting properties on long-term basis. Leisure or business travellers are renting short-term. We provide both long or short-term letting for the apartments we manage.

- Running costs: Usually all running costs for the apartment are covered by the apartment owner when letting on short-term basis. Bills for electricity, water and cable TV are paid by the apartment owner too.
If you have a long-term tenant, then traditionally all running costs and bills are covered by the tenant, but the property owner is supposed to pay the annual local tax and the insurance.
The running costs are much higher during the cold winter months November - April due to the higher costs for heating.
