Management & Letting
Charge: 500 € per year
Property Management BG offers a comprehensive service to owners giving you peace of mind when absent from your property. This is the most popular service offered by our company.

It includes everything that is needed to maintain and to rent out your property, from key handling, paying the utility bills and annual local tax, advertising and placing tenants for short or long term rental, communication with other intermediates (ie tour operators and travel agents) to assisting the tenant/tourist fully during their stay.

We have, on-hand a strong team of trained professional cleaners and technicians, who will assist in the maintenance and upkeep of your property, ensuring your property is clean, fresh and the beds made up, thorough airing of the rooms, laundering of towels and bed linen and maintenance or repairs if so required. The Property Management BG team can also meet guests at the airports by providing our own shuttle bus or can arrange car hire.

All the marketing and advertising will be handled by our own marketing department. We are running various advertising campaigns such as, local and international advertisements in the press and travel media, internet advertising through our website and our affiliated network, participation in local and international travel shows and high street advertising in our local offices etc. We have teamed up with some of the leading local and international tour operators and travel agents promoting Bulgarian tourism, which guarantees the highest possible occupancy of the properties which we manage, giving you a good return on your investment.

We pay fixed rental price per night to the property owner when we rent your property on short-term basis (1-27 nights of stay) or we charge a commission of 50% of the first monthly rental when we find a long-term tenant (27+ nights of stay). The main factors forming the rental price are the location of the property, the standard of furnishing, the on-site facilities in the complex, the season (for ski resorts and beach resorts), the level of the market and the price given by the competitors for similar accommodation.

Our offices are constantly in touch with the property owners, ensuring that they are kept informed about reservations, expenses, income, etc. and any important circumstances that relate to their property.

Owners can use their property as much as they wish provided that they have informed us in advance and if there is no booking already made or long-term tenant staying at their property.

We do have specific requirements which must be met in order to accept a certain apartment for Management & Letting. Please read the requirements below:

SPECIFIC REQUIREMENTS
  • The property must have been granted Certificate for Habitation (also knowns as Act 16) and Permission for Use.
  • The property must be licensed for short-term letting. We are able to prepare the necessary paperwork and apply for a license on your behalf for a one off fee of 50 Euros per property which also covers the cost of the license.
  • The property and contents must be insured against all standard risks such as theft, earthquake, flood, fire. We are able to arrange the insurance on your behalf.
  • Health/life insurance covering four tenants must be arranged for the property. We are able to arrange the insurance on your behalf.
  • The property must be fully furnished and fitted with all necessary items. We require a certain standard of furnishing for a property to be let. We recommend using the professional services of Furnish.BG in order to comply fully with the necessary standards and at the most reasonable cost.
  • The property must be in excellent order, with no repairs needed, free of any building/structural problems, etc. All electrical appliances must be in good technical condition, working and safe for use. Please note that we will be dealing only with minor repairs and only after we have accepted a property for management & letting. Quite often with new developments, "snagging" problems appear, so please make sure that you have dealt with, and fixed all of them before you offer your property to us.

  • The building and its communal areas must be in excellent order, fully completed and landscaped, regularly cleaned and maintained. We will not accept properties in apartment buildings/gated complexes which are not maintained and looked after.
  • Your property must be located in a safe location. We will not accept properties in an undesirable area.
  • Short-term lets must be cleaned and supplied with consumables at Onwer's expense every day as required by the standards accepted in Bulgaria.
  • We only pay the rental income to property owners by bank transfer into a Bulgarian account or abroad. We recommend that you open an account with a Bulgarian bank to accept your rental income here, in order to save the bank charges from the international money transfers.
  • Property owners pay tax on the rental income received. We collect and pay this on your behalf.
  • We reserve the right not to accept a certain property for management & letting.
For properties in apartment buildings which are entirely managed and maintained by our company we charge a fixed fee of 500 euros per year (including VAT) or less where stated.
For management of single properties within an apartment building which is not entirely managed and maintained by our company we charge a management fee of 600 Euros per year (including VAT), or less where stated.
Payment is made in advance when the contract is signed with the property owner.

Please note, if you own your property through a Bulgarian registered company, there’s an additional charge which will cover the cost of an accountant who will maintain your books and will issue invoices on your behalf.

We reserve the right not to accept a certain property for servicing.
