Bulgaria has become very popular as a winter sports destination with its high mountains, perfect weather conditions and well developed infrastructure. Our country has been popular for its skiing holidays for more than 25 years now, and during the last 10 years, a colossal amount of work has been carried out to update and improve the ski resorts here. Bulgaria is a preferred skiing destination mainly for its great value holidays, excellent skiing conditions, apres ski facilities, excellent ski/snowboard tuition and of course the unbeatable, traditional Bulgarian hospitality. Additionally the resorts are continuing with their development and improving their infrastructure year on year. It is not surprising therefore, that Bulgaria's popularity continues to grow, and the major ski-tour operators in Bulgaria have a more than 50% increase in bookings for the season 2005/2006.
The construction of ski apartments during the last couple of years has become very intensive and today the biggest number of newly built apartments are located in Bulgaria's premier ski resort of Bansko, (which can also lay claim to the highest ski runs and the best snow record out of all the Bulgarian ski resorts). Bansko also has the best developed property market out of all the Bulgarian ski resorts, with the highest supply and demand of newly built properties. This is due to many reasons, but mainly due to the high potential of this resort as a result of the substantial investments that have been made during the last 4 years; the brand new and modern Gondola lift, the brand new skiing areas, improved infrastructure in the resort as well as the new holiday facilities in and around Bansko. One should also not forget Bansko's biggest, natural asset, the impressive Pirin mountain range. Potential investors in Bansko should note the fact that there is a large golf course under development near Bansko which will additionally prolong the holiday season and in fact will provide the opportunity for year round occupancy in the resort. Two more skiing areas near Bansko (Kulinoto and Dobrinishte) are also being developed and will soon be attracting more skiers to the area. Additionally Bansko attracts local and foreign tourists because of its historic monuments, rich history and traditional Bulgarian atmosphere that you can find on the cobbled streets of the Bansko old town. Bansko traditionally hosts a number of music festivals, sports events and international symposiums. Eco and Rural tourism in the area of Bansko and the surrounding villages is also well developed.
Other popular ski resorts in Bulgaria are the purpose designed ones at Borovets and Pamporovo.
It is typical for the Bulgarian ski resorts (especially Bansko) to have good occupancy rates throughout the whole year, due to the fact that the mountains attract tourists and visitors at any time of the year.

It is important for all buyers interested in investing in new ski apartments or chalets to know the following important facts before making a decision to purchase:
- Seasons: The occupancy at the ski resorts is relatively good in all seasons. With the new attractions which are under construction in Bansko, (the Bansko golf course) we expect higher occupancy for all months of the year. However the busiest season starts on the 25th of December (with Christmas and New Year, as well as February being the busiest time) and finishes in Mid April. This is the active skiing season when the Bulgarian ski resorts attract most tourists. During the rest of the year there will be some people interested in renting your property, but the occupancy will not be as high as in the winter.
- Type of letting: Mostly short-term (3-7 nights). The majority of your guests will be skiers/snowboarders, as well as other tourists during the summer. However, if you are willing to negotiate a lower price, then we are able to find long-term tenants (more than 6 months) who are working in the resorts during the season (hotel managers, resort reps, representatives of travel companies/tour operators, supporting personnel, etc.).
- Recommended location: In order to maximise your rental income and capital growth we would recommend buying a property in or around the popular resort of Bansko. The proximity to the first station of the Gondola is relatively important, although Property Management BG has their own ski shuttle-buses serving all our rented properties.
- Nationality of the tourists: Renting a private ski apartment is a relatively new service, which is popular mostly among the British tourists. It is most likely that your ski apartment will be occupied by tourists from this country. However this type of accommodation is also well accepted by Irish, Russian and Bulgarian holiday makers.
- Standard of furnishing: The apartments should be completely furnished and supplied with cooking facilities, utensils, bedding, linen, towels, TV, etc. The British tour operators normally require each apartment to have a “welcome package” (milk, bread, butter, instant coffee, tea). - Recommended on-site facilities: Having certain facilities in your complex or features in your property will make it more attractive to prospective tenants/tourists and respectively your rental income will grow. These are: Close to the skiing area; Convenient transportation, preferably Ski-bus; Apartment block reception-desk and supporting personnel; Valuable features in the apartment like self-catering facilities and internet connection; Spa centre in the building; Sports centre in the building; Restaurant and bar in the building; Well organised management and maintenance of the apartment block/complex; Efficient heating system.
- Running costs: Usually all running costs for the apartment are covered by the apartment owner. Bills for electricity, water and cable TV are paid by the apartment owner too. Due to the fact that the busiest season is during the cold winter months the running costs will be relatively higher from December to April.
